West Kelowna sits just across the bridge from Kelowna, with everything from entry-level condos and townhomes to family homes and lakefront estates. So far in 2026, over 800 homes have sold in West Kelowna, according to the Association of Interior REALTORS®. That gives buyers a good selection to choose from across different neighbourhoods, property types and price points, and it gives sellers plenty of recent sales to compare against when it comes time to price. Wineries, beaches and waterfront parks are all close by, and the pace feels a little more relaxed than in the middle of Kelowna, which is a big reason West Kelowna keeps drawing families, retirees and first-time buyers.

Shannon Lake, Glenrosa and Lakeview Heights

Each neighbourhood has its own feel. Shannon Lake draws families who want newer homes with a golf course, parks and trails close by. Glenrosa is established and quiet, with cul-de-sacs and family-sized homes that give you room to spread out. Lakeview Heights climbs the hillside, where homes take in sweeping views of Okanagan Lake and the vineyards are right around the corner.

Sonoma Pines and Westbank First Nation land

West Kelowna really has two sides. Freehold homes sit on City of West Kelowna land, so property tax and building permits go through the City, while homes on Westbank First Nation land pay property tax to WFN and go through WFN for permits. Sonoma Pines is a popular choice for buyers who want a master-planned community, and like other homes on Westbank First Nation land, it is leasehold, which means you own the home and lease the land underneath it. That often brings more accessible price points and, in most developments, no Property Transfer Tax.
